B.C.’s Hot Real Estate Market
In May 2021, John Grasty talked to Global BC’s Anne Drewa about the rise in subject-free offers that are contributing to the hot real estate market in B.C. John is advocating for stronger buyer protection. Telling Global BC, “In real estate, there’s a Latin term called caveat emptor, which has been around forever as related to property and it means ‘let the buyer beware,’ and I don’t think our legislation allows the buyer to be aware. It allows the seller to force the hand of the buyer without them having done their proper due diligence.” The news clip continued with a Maple Ridge resident and prospective home buyer stating, “They (the sellers) would not accept our offers. Our offers were not even looked at.” It wasn’t until they removed subjects that the sellers considered their offer. John goes on to say that it is critical that prospective home buyers understand the risks of submitting a condition-free offer.
